THE WORK

The roof is usually the biggest deferred item on the building.

A commercial roof is easy to defer because the problem is invisible from the ground — until it isn't. On a leased building, the damage rarely stays limited to the roof; it reaches inventory, equipment, and the tenant relationship.

Membrane choice matters more than most owners are told. TPO and EPDM behave differently under heat load, UV exposure, and thermal cycling, and the right answer changes by climate. We'll tell you which one your building actually needs — including when the answer is neither, and restoration is the better spend.

Restoration is often the better number.

A roof with sound insulation and a failing membrane doesn't always need replacing. A restoration system can extend usable life for a fraction of the tear-off cost — and without the disruption of a full replacement over an occupied floor.

We survey before we recommend. If your roof genuinely needs replacement, we'll say so — but a lot of the roofs we're called out to see don't, and telling you that costs us a larger contract.

The membrane decision compounds over fifteen to twenty years. Getting it right for your climate and roof deck matters more than the sticker price on installation day.
