S-Bar Construction was retained by the tenant (H2B) to execute a complex office expansion and renovation at 1225 North Loop West. The project seamlessly incorporated an adjacent suite, transforming the existing 4,000 sq. ft. space and the new 3,500 sq. ft. space into a single, cohesive, and modernized 7,500 sq. ft. office environment.
Scope & Execution
A core challenge of this project was the requirement to execute the entire build-out while the tenant remained fully operational and occupied the space. S-Bar’s expertise in minimizing disruption allowed for the project to be completed in less than six weeks.
The scope encompassed a complete refresh and combination of the two suites, including:
Demolition & Integration: Comprehensive interior demolition necessary to combine the two separate suites into a single, integrated floor plan.
Infrastructure: Complete modifications and additions to the existing electrical, HVAC, and plumbing systems to support the new, larger layout and amenities.
Architectural Finish: Installation of new flooring, sheetrock, and paint throughout the entire 7,500 sq. ft. area.
Signature New Kitchen & Breakroom
The centerpiece of the renovation was the construction of a brand-new, high-end kitchen and breakroom designed for employee comfort and style.
This feature space included:
Custom Finishes: Detailed herringbone tile wall installation.
Cabinetry & Millwork: Installation of custom cabinetry and integrated floating shelves.
High-End Fixtures: Built-in appliances and solid stone countertops featuring a striking waterfall edge detail.
Upon completion, the tenant was left with a functional, modern, and high-performance space that was delivered efficiently and without interruption to their daily business operations.
