THE WORK

Not every problem is a capital project.

Most of what degrades an industrial site is smaller and more persistent than a full renovation: pavement failing at the edges, a drain that stopped clearing, concrete spalling at the dock, striping worn to nothing, a gate that no longer closes square.

Left alone, these become the capital project. Caught early, they're a maintenance line item. We do both — but the first is considerably cheaper, and it's the one most owners wait too long to call about.

Pavement failure is progressive. A crack that admits water undermines the base; the base fails; what was a patch becomes a full-depth reconstruction. The economics of catching it early aren't close.

On a leased IOS site, the larger repair also costs you the stalls you can't rent while it happens. A drain that gets cleared in an afternoon, ignored, becomes a section of yard out of service for a week.

We scope fast specifically so the small version stays the small version. Most site visits happen within days, not the weeks a capital project takes to schedule.
